New residential painting project by PCS Painters in Lake Forest

Professional painting for new construction homes.

New residential painting requires planning, sequencing, product knowledge, and coordination with the builder’s construction schedule. PCS Painters™ understands that new homes are not painted like occupied repaints. The work must align with drywall completion, millwork installation, trade traffic, finish schedules, inspections, punch lists, and homeowner expectations.

From custom homes to builder-led residential developments, PCS Painters™ delivers detailed painting proposals, professional coating systems, drawdown approvals, and clean execution at a luxury residential level.

New construction painting must be coordinated around drywall, millwork, trim, doors, closets, ceilings, and trade activity.

Drawings, blueprints, and detailed bidding

For new residential painting projects, PCS Painters™ can review drawings, blueprints, finish schedules, and PDF project documents. These documents help define quantities, surfaces, coating systems, colors, finishes, and the proper order of work.

Our proposals are built to help builders and clients understand the painting scope before the project begins. Each bid can include line items by item of service, quantities, products, finish systems, and job sequence so there is less confusion during production.

What can be included in a new residential painting scope?

A complete new construction painting scope should clearly identify what surfaces are being painted, how they will be prepared, and which products will be used.

Color and finish approvals through professional drawdowns

PCS Painters™ can provide professional paint drawdowns for color and finish approval before the job begins. Unlike printed color chips or swatches that may be produced with ink or alternative materials, a drawdown is made using the actual paint product specified for the project.

The selected paint is applied to an 8.5" x 11" poster card and labeled with the product name, finish, sheen, color name, and color formula. Copies can be prepared for the general contractor, client, designer, architect, or project file so color and finish approvals are documented before production starts.

  • Actual paint product: drawdowns are created using the coating intended for the project.
  • Documented approval: product name, finish, sheen, color, and formula can be recorded for each selection.
  • Builder and designer coordination: approval copies can be reviewed by the GC, client, designer, or architect.
  • Reduced color confusion: approvals help prevent disputes over color, sheen, finish, and product expectations.

New construction painting sequence matters

New residential painting has its own production rhythm. The order of priming, spraying, back-rolling, trim finishing, caulking, touch-ups, wall coating, and final punch work can affect quality, efficiency, and damage control.

PCS Painters™ understands how to plan painting around active construction, millwork completion, other trades, and the realities of a jobsite before final turnover.

Spraying and back-rolling gypsum board surfaces

For new drywall and gypsum board surfaces, PCS Painters™ can spray and back-roll primer/sealer systems to help seal the walls and create a proper foundation for finish coatings. During this stage, ceilings and closets can be completed while walls are sealed for later finish coats.

This process helps establish a consistent base, supports adhesion, and prepares the home for the next phases of millwork, trim installation, and finish painting.

Millwork, trim, and molding finishing

After millworkers complete floor base, crown moldings, casings, windows, doors, and openings, PCS Painters™ can fill or putty nail holes, lightly sand surfaces, and caulk joints using high-quality elastomeric sealants for long-term flexibility and a cleaner finished appearance.

Trim and molding components can then be sprayed with premium self-leveling hard waterborne urethanes designed for a smooth, durable, high-end finish suitable for luxury residential interiors.

  • Floor base: nail holes filled, sanded, caulked, and finished for a clean transition at flooring.
  • Crown molding: seams, nail holes, and joints prepared before finish coating.
  • Casements and openings: window trim, door casings, and architectural openings finished with detail.
  • Doors and frames: painted for durability, appearance, and consistency throughout the home.
  • Premium sealants: high-quality elastomeric caulking supports cleaner joints and longer service life.

Managing trade traffic and wall finish timing

On active new construction projects, other trades may continue working after walls have been sealed. This can lead to scuffs, marks, and minor surface damage before the final wall color is applied. PCS Painters™ accounts for this by sequencing the work so sealed walls can be touched up and final wall colors can be brushed and rolled after major trade activity is complete.

This approach helps reduce unnecessary change order costs related to wall damage caused by others, because the final wall coat has not been prematurely completed before the jobsite is ready.

Built for builders, GCs, designers, and luxury homeowners

PCS Painters™ supports new residential projects where documentation, finish quality, and schedule coordination matter. We understand that the painting contractor must work with the builder’s timeline, the designer’s finish expectations, and the homeowner’s final walkthrough experience.

  • For home builders: clear scopes, production sequencing, and reliable finish execution.
  • For general contractors: line-item bids, drawing review, change order clarity, and jobsite coordination.
  • For designers: drawdowns, color approvals, finish consistency, and sheen documentation.
  • For homeowners: a polished final appearance with premium residential craftsmanship.
